Welcome August!

I hope your summer is going well! Here’s a quick pulse check on our Puget Sound real estate market: While inventory is still tight, we’re seeing motivated buyers step in, especially for homes that are well-priced and show-ready. Interest rates remain a key factor, but waterfront and move-in-ready properties continue to draw attention.

If you’ve been thinking about selling, the late summer market can be a sweet spot before the fall slowdown.

On the personal side, life in our household has been buzzing. Allison has been working non-stop this summer as she gets ready to head to college in Washington, D.C. I’m so proud of her, though I’m still wondering how I’ll handle an empty seat at our dinner table. Meanwhile, Andrew has been in full training mode, working out to get football-ready—if enthusiasm and determination could win games, I’d say the season’s already ours.

And speaking of buzzing… remember the giant hornets we all panicked about a couple of years ago? I haven’t heard a peep about them lately. Did they pack up and leave? Go into witness protection? Or maybe they’re just rebranding with better PR. Either way, I’ll take the quiet!
